Atlantic Station Condo Sales Market Update

 

Atlantic Station has had an exciting first 5 months to the year with 34 properties closed so far at an average price of $161,000. 26 more condos and townhomes are already under contract and are set to close within the next few months.

 

 

As the chart below indicates, there are currently 79 condos and townhomes for sale in Atlantic Station, priced from $90,000 to $900,000:

Twelve has continued to be a fantastic investment for cash purchasers, with the best pricing I have ever seen on this building. Lack or mortgage availability has really held prices down, but a good number of foreclosure deals have fed investors who are hundry for these kinds of deals! There are currently 26 Condos for sale at Twelve Atlantic Station priced from $95,000 to $339,900.

 

The Element has continued to be a favorite with our clients and has nearly sold out of available condos over the past three weeks! The bank-owned 3-bedroom condo currently listed for $216,900 is one of the best deals in Atlantic Station right now. There are currently 11 condos for sale at Element priced from $119,900 to $256,000.

 

There are currently 17 Condos for sale at Art Foundry priced from $92,000 to $300,000. Sales have been slow so far this year for the Art Foundry as it tries to compete with some superior building. Sales are going to pick up in the next 90 days though as some nice 1 and 2 bedroom deals have just been listed.

 

We have seen a lot of bank-owned 2-3 bedroom townhomes trade hands this year at around $200,000. They are a great value at this price point and I do not expect them to get lower, so take advantage of one of these steals if you are interested! there are currently 9 townhomes for sale along 16th Street priced from $196,900 to $550,000.

 

Sales have remained more or less halted as the current developer repositions some of their assets, they are not currently taking any offers on the new construction units, but there is one foreclosure listed and a few resales. There are currently 14 Condos for sale at ATLofts priced from $144,900 to $499,900. The least expensive one is the best value and all deals at the ATLofts are cash-only right now!
