The first 3 months of 2010 have been interesting for the Atlantic Station Condo Market! As demonstrated by the chart below, there have been 21 condos and townhomes sold in Atlantic Station at an average sale price of $164,485.

At the moment, there are only about 60 condos and townhomes for sale in Atlantic Station and another 24 condos are under contract and preparing to close.
The numbers tell a story that is mixed. Average sale prices are down about 4% from the same period last year, while the total number of transaction is down substantially. The main factor in the lack of transactions is simply due to the fact that there are just very few condos available to buy today!
In fact, at the current rate of absorption, there is only a 3-month supply of condos available, while a balanced market would typically have 8 months of supply. The condos that are available typically get snatched up very quickly if they are priced right.
Very price-conscious buyers and a lack of financing for some of the condo buildings in Atlantic Station have been the two main factors in keeping prices from rising.
Contained within its own ecosystem of shopping, jobs, and entertainment, Atlantic Station is a unique market that I expect to thrive in the years to come. The buyers who are taking advantage of todays rock-bottom prices will be one of the main beneficiaries!
