Do I need a broker to represent me when I buy a home in Atlantic Station?

"So what is it that you do as my agent when I am buying a home, and how much will I have to pay you?"

Answer:

Great question! As your representative and real estate broker, it my legal duty to look out for your best interest. In addition, it is part of my job to help narrow down the available homes in Atlantic Station to the few that fit your criteria, and then use my market knowledge and years of experience to narrow the field still further to that one home that you will decide to pursue with an offer.

At this point in the transaction, I will do a market analysis of the home that has caught your eye and we will leverage that information to ensure that you get the best possible deal.

Then the negotiations start. I love negotiating! During this time we will agree to a price with the seller, and also the terms which can be just as important as price. Once we have a binding contract between all parties, then I have more than half of my duties still ahead of me in overseeing the transaction and guiding it to a smooth closing.

So...I do all of this, and you will pay me nothing for it! How? Well, when a seller hires a real estate agent in the Atlanta area to sell their home, they agree to pay that agent a commission. When I represent a buyer, the sellers agent simply splits their commission and gives half to me (as a broker we have an agreement to reciprocate this when roles are reversed).

The brokerage agreement that you will sign, as all of my clients do, states that you would agree to pay my commission if the seller was not offering one. This has simply never happened in the dozens of transactions I have done over the past several years...and I would let you know ahead of time if this was ever an issue on any property.

So you can see, it is an effective system that ensures that all sides have representation. I hope this makes sense, and I look forward to being your Atlantic Station buyers broker!
